What's included in the estimate
Excavation, foundation, RCC slab, beams, columns, brick masonry, plaster, basic waterproofing. Roughly 55% of total cost.
UPVC piping, sewer connection, basic CP fittings, one bathroom set per floor. ~8–10% of total cost.
Concealed wiring, MCB panel, basic switches/sockets, single-phase meter, light fittings allowance. ~7–9%.
Vitrified flooring (budget) → kota/granite (standard) → Italian marble (premium); paint; basic kitchen counter; single shutter doors.
Solid-core flush doors, MS railings, basic Aluminium windows; modular kitchen + wardrobes only at premium tier.
Compound wall, gate, water tank, contractor profit (15%), supervision and contingency (5%).
What is NOT included
- · Land cost, registration, stamp duty, layout approvals
- · Structural design fee, architect fee (typically 5–8% of build cost)
- · Interiors beyond what each tier specifies (false ceiling, deep wardrobes, smart home, designer lighting)
- · Solar, borewell, RWH, sewage treatment plant
- · Furniture, soft furnishings, white goods
- · GST on materials (already loaded into our ₹/sqft) but not on labour where unregistered
